Problem: Utilising What You Have to Make Your Building Smarter
Our client had a number of systems within their building but none of them spoke to each other to help better inform facilities and plan for the future.
How could they make their building smarter without starting from scratch and needing a huge investment?
Our client already had:
- an access control system
- an old BMS platform that no one really understood
- a room booking system
- a visitor control platform
- a few IoT devices for air quality
All of these systems had their own dashboards (of varying quality).
Solution: Quick and Efficient Smart Buildings
We made simple changes and enhancements to their existing technology.
We then utilised our Analytics as a Service solution to provide them with the people, technology and methodology needed to collect, store, model, and analyse data for complete visibility across the entire building and its occupants.
Because AaaS is technology agnostic, we provided a single view across all systems that were present and created a range of automated notifications for anomaly detection and workspace utilisation.
Optimising HVAC with upgraded BMS
By upgrading the BMS to a web-based platform still using the existing control technology we can access all of the HVAC equipment and make changes to improve energy performance and ambient temperatures, amongst other things.
By adding some simple energy meter clamps to their existing air quality IoT platform, we were able to look for unusual energy consumption across all the floors, at a very low cost, whilst still continuing to monitor air quality.
Analytics for Workspace Utilisation
We used the existing Access Control system to determine who was working on site and whereabouts they were within the building.
We utilised the existing room booking system and visitor management system to understand more about space utilisation in communal areas.
Automated cleaning schedule & water and gas monitoring
We added washroom monitoring to improve the office cleaning regime. We also installed water and gas meter monitoring to ensure there were no leaks and to improve the speed of tenant billing for all utilities.
Impact: Improved Building Safety, Efficiency and Profitability
The building facilities team are now able to react far faster to issues across the site as well as improve fire safety, flood prevention and utility costs.
The building occupiers are now using the building in a more efficient manner. This adds value to their operations and can be used to justify any rental increase over time.
